There are also many opportunities to optimise the project timeframe with Design & Build, as it illuminates time spent tendering the design and fit-out works separately, and it also offers the opportunity to overlap design, procurement, approval, and construction phases, which can save weeks on a project.

RIBA STAGE.

We establish all your project aspirations and requirements over a cup of coffee in our material library and think tank. In addition, our team will gather the necessary information and documentation so that the project can begin smoothly.

Using the information we gathered during the briefing and preparation stage, our team will develop a concept. Throughout this process, we collaborate regularly to develop a concept genuinely tailored to your needs. As a result, you will be able to fully visualise your design by the end of this phase using 3D renderings, furniture layouts, outline material specifications, and an initial cost plan.

This stage involves implementing the agreed concept throughout all areas of the space, selecting actual finishes from physical samples, and providing a more detailed and updated fit-out cost plan.

We will prepare all the documentation required to execute the fit-out exactly as per the concept during this phase, including detailed layouts (or BIM models if required), drawings, and FF&E specifications, which are included in the Issue For Construction (IFC) package. In addition, our team will also prepare all the required documentation for compulsory approvals and building permits, as well as finalise the fit-out cost plan.

Upon awarding a project, Horton Interiors’ internal approvals team will quickly obtain all the necessary building permits and approvals. As soon as access has been granted, we will manage and execute the fit-out works in accordance with the concept drawings and specifications provided by the client.

Our ISO 9001 & 45001-certified organisation ensures the execution is well managed and well arranged through robust quality assurance and health and safety measures.

In addition to being one of the leading interior design companies in Dubai, our design department can accommodate any further design development and/or design changes.

As soon as the works are completed (including our internal 2-stage snag inspection), we will schedule a site inspection to ensure the results have been finalised to your satisfaction. In case of modifications, we will carry them out promptly.

In addition, our approvals team will obtain the final authority approvals and move-in permits while completing all the testing and commissioning necessary to ensure the space operates effectively. Thus, you can start enjoying your design right away.

In the final meeting, we’ll issue keys and as-built drawings, operation manuals, and warranties, as well as all fundamental handover requirements.

Now you are occupying and enjoying your new space, we will remain in contact, and our aftercare team will be available to deal with any teething issues you may experience, which is normal when new spaces become operational.

On top of the standard 12 months Defects and Liability offered by most interior fit-out contractors in Dubai, our aftercare team provides full maintenance for the same period, which includes AC servicing, scheduled electrical and plumbing check-ups and unlimited call-outs. We aim to make the transition to your new space as smooth, stress-free, and enjoyable as possible.
